Counterparty verification request — vendor or selling agent

For property matters where you must verify the other party too. Two versions — to the selling agent, or direct to the vendor. Replace the [placeholders] and insert your invite link. Send in writing — it forms part of your record of reasonable steps.

Use this when: you are acting for one party to a property transaction and are required to complete initial customer due diligence on the other party as well as your own client. Two versions are provided — one to the selling agent, which is usually the practical route, and one direct to the vendor.

Who sends it: you, from your own email address. Send the request in writing rather than raising it by telephone: the email and any reply form part of your record of the reasonable steps taken.

Before you send: choose the version that suits the situation; replace all [bracketed placeholders]; insert your organisation's invite link (see: Inviting Customers to VerifiMe); and retain a copy on the transaction file, together with any response or record of non-response.

What it explains to the recipient: that the obligation runs in both directions, so each agent must verify both parties; that an existing VerifiMe verification can simply be shared rather than repeated; that the information provided is used only for compliance purposes and is not passed to the other side of the transaction; and that you are required to record the steps taken.


Via the selling agent

I act for the purchaser in relation to [property address].

As you'll be aware, since 1 July 2026 both buyers agents and selling agents are reporting entities under the AML/CTF Act. Where a sale is brokered, the legislation treats both the buyer and the seller as customers, which means each of us is required to complete initial customer due diligence on both parties — not only on our own client. In practice, that means I need to verify your vendor, and you will need to verify my purchaser.

There are two straightforward ways to deal with this:

1. If your vendor has already completed their verification through VerifiMe, they can share that existing verification with me directly. It takes a few moments and saves them repeating the exercise.

2. If not, they can complete the check using the secure link below. It takes around three minutes and is done from a phone.

I should mention, purely so there are no surprises, that I'm obliged to keep a record of the steps taken to complete this check, including where a counterparty is unable to assist.

Direct to the Vendor

Dear [Vendor name],

I act for the purchaser in relation to [property address], and [selling agent name] has kindly passed on your details.

Since 1 July 2026, real estate agents and buyers agents have been regulated under Australia's anti-money laundering legislation. The rules require each agent involved in a sale to verify the identity of both parties to the transaction, not only their own client. Your own agent will be completing the same check on the purchaser, so this isn't unique to your sale — it now applies to every property transaction in the country.

It takes around three minutes and is completed on your phone. You'll be asked to photograph an identity document, such as a driver's licence or passport, and take a short selfie to confirm it's you.

To be clear about the handling of your information — the details you provide are used solely to meet my compliance obligations and are not shared with the purchaser.

It would be helpful to have this completed by [date] so that matters can proceed to exchange without delay.
