Since 1 July 2026, real estate agencies have obligations under Australia’s AML/CTF laws. That means buyers and sellers are being asked for ID and other details they may not expect. This fact sheet explains why in plain language, so clients understand before they’re asked.
What it covers
Why AML/CTF laws apply to property
Who needs to be checked: sellers, buyers, anyone acting for them, and the people behind companies and trusts
What you may ask for, including photo ID and sometimes where the purchase funds came from
When checks happen, and that a sale can’t go ahead until they’re done
Your record-keeping and reporting obligations
How their personal information is handled
Where to use it
Display it at open homes and auctions
Put it up at your office reception
Include it in appraisal or listing packs for sellers
Send it to buyers when an offer is accepted
How to use it
Add your agency logo and name in the header.
Fill in the bracketed contact details at the bottom.
Check it matches your own AML/CTF Program. For example, check when you verify sellers and buyers, and whether you rely on checks done by a solicitor or conveyancer. Adjust it if it doesn’t match.
Print it, or save it as a PDF to share digitally.
